Five things we don't do,
even if you ask
Renovation has a reputation, and it isn't earned in the good way. These five rules are how we keep it from being deserved.
- We don't subcontract. Every trade on your job is our own crew, on our own payroll.
- We don't start before signature. Nothing moves on site until the quote and the dates are signed.
- We don't bill verbal changes. Any change goes through a written avenant you approve first.
- We don't hand over with an open snag list. Everything is closed and cleaned before you get the keys back.
- We don't disappear after delivery. Three-year warranty on labour and materials, in writing.

The quote is the price
Once signed, the number in the contract doesn't move. Extra work only with a written avenant you approve first.

You pay by milestone
20% deposit, the rest released stage by stage. You never pay for work that isn't finished and checked.

Three-year warranty
On labour and materials. If something fails, we come back at our own cost. In writing, not verbal.

€150 per late day
For every working day past the handover date in the contract, €150 comes off your final invoice.
What people ask before signing
Roughly €700 to €1 200 per square metre for a full renovation, depending on how much of the plumbing and electrical you move and the level of finish. A 60 m² flat with the layout kept as-is usually lands between €45 000 and €65 000, all trades included.
A single bathroom is 3–4 weeks. A kitchen 3–5 weeks. A full flat of 60–80 m² with new partitions and rewiring is 6–10 weeks on site, plus 4–6 weeks of planning and materials ordering before we start.
Yes, on most jobs. We sequence the work so you keep one working bathroom and a temporary kitchen area. It slows us down by about 15%, and we say so in the quote so there's no surprise.
We prepare the dossier and file it with the syndic for you. For structural changes (load-bearing walls, façades) you'll need an architect — we work with two in Lyon and can introduce you.
Anything before the contract is signed is free. After that, changes go through a written avenant with a price and a new delivery date. Nothing on site changes without your signature.
